Homeowners Insurance Terms To Know

Personal Property Coverage

This refers to your personal belongings. Think of it as this: Put your home in the palm of your hand and turn it upside down, what falls out? Televisions, Couches, Appliances, Clothes; this is your personal property. Most commonly, this is valued at 50% of your coverage A. This coverage can be increased or decreased or excluded in some situations based upon your needs as an insured.

Replacement Cost Coverage (on Dwelling)

Required by all admitted Florida carriers, this refers to the cost of replacing your incurred loss to your structure back as they were (replacement cost value – RCV), but not taking depreciation into account (actual cash value –ACV).

Endorsed on most policies, this refers to the cost of replacing your loss of contents back as they were (replacement cost value – RCV), but not taking depreciation into account (actual cash value – ACV)

Liability Coverage

This term refers to the coverage that is in place to protect a homeowner from potential lawsuits. The classic example is when someone gets hurt while in your home and ends up suing you. A similar, but different option, is called No-Fault-Medical Coverage. That is a coverage option that specifically covers individuals who somehow got injured on your property.

Peril

Peril is the term used to describe any event or occurrence that could result in damage to your home or your covered possessions. When choosing an insurance policy there are two key options to know about. The first is an Open Peril policy, which covers all Perils unless they are explicitly excluded. The other is a Named Peril policy that only covers Perils that are specifically listed in your coverage.

Subrogation

Subrogation describes your Insurance carriers right to legally file lawsuits on your behalf in order to recoup damages that are the result of another parties actions. For example, suppose a faulty appliance caused a fire in your home. Your insurance company may sue the appliance manufacturer on your behalf in order to collect damages they paid out as part of your claim.

Indemnification

To be restored to your prior condition before the loss occurred, no better no worse. It is the insurance company’s responsibility to their insured’s to restore their risk to the, prior to loss state, and the insured’s responsibility to be honest in reporting the prior to claim state.
